The Uliano Family

Mike and Tracy loved their tri-level house on the golf course (you may have remembered it featured in the real estate section of this newsletter).  In fact, they wished they could have stayed there.  In any event they had to move.  They had purchased horses and the boarding costs were getting to be almost equal to a small mortgage payment.  We found them a newer larger gorgeous 5 bedroom ranch home with a horse arena, barn and stalls with auto water feeder, pool, spa, BBQ pit and land to roam.  We negotiated $15,000 below the list price and had the seller include appliances and pay some of the Uliano’s closing costs. 

             

Now we just had to sell their other home!!!  Another challenge:  We needed to NET the Uliano’s their down payment and closing costs for the purchase.  Given the comparable sales, this was going to be tough.  Worried we would never get their house sold or at least net them what they needed for the purchase, Tracy was on an emotional roller coaster ride!  After months of being on the market and several offers we finally nailed a buyer on the head.

When it was all said and done, the Uliano’s got a larger home, on a larger lot, with lots of room for their horses, for about the same costs they were paying for the house and horse boarding and the sale proceeds more than covered the purchase.  If you, or someone you know is in a similar situation please let us know, we would be delighted to help them out.  In fact, right now, we have the resources to assist two additional families in the research and purchase negotiations for their next home and of course the marketing, disposition oversight and contract negotiations on the sale of any metro Phoenix home or estate, valleywide.
