Some people have smooooth transactions.  Others don’t!  Joe Gallego (pictured left with his Real Estate Advisor, Peter Medal on the right) was one of them.  At first everything was moving along blissfully…we managed to sell his rental for $7,000 more than recent comparable sales and sell it quickly.  We even negotiated with the buyer to just a nominal repair.  Essentially selling the property “as is”.  Hours before the scheduled closing all HELL broke loose…we come to find out he has a $2500 pre-payment penalty.  We just needed 12 days more to avoid it.  We immediately ordered the title company to stop the recording of the deed and send the buyers closing funds back to their lender.  BOTTOM LINE: We extended the escrow, avoided the pre-payment penalty, and set the standard for the HIGHEST PRICE PER SQUARE FOOT for his subdivision.  Congratulations Trader Joe!  You are the Man!
